Neighborhood change in Concord, NC, 2009 to 2021

How have 3 neighborhoods changed in Concord, NC from 2009 - 2021 in terms of: a) property values, b) median income, & c) racial & ethnic demographics?

This site currently shows 3 neighborhoods in Concord in order to go deeper, but may eventually be expanded.

The goal is to understand how & why the neighborhoods have changed & is an emerging, Participatory Action Research (PAR) project Brendan O'Connor, a resident of 1 of the neighborhoods, is considering working on as a part of an interdisciplinary PhD in Community Psychology at UNC Charlotte.

PAR, or sometimes called "Community-Based Participatory Research (CBPR)" is based on the view that everyday people have important questions about their own lives & surroundings, & should be involved in any research related to their lived experiences...

...because everyday people are experts in their own lives, & together with others in their neighborhood & community, & with the support of action researchers &/or community organizers, they can not only ask important research questions, but help find the answers.

They can then use that information to share with others to change their communities for the better.

The current, emerging goal of this project is to know what factors residents of each neighborhood feel have contributed to changes in Concord. On the site, you will find some initial Census & tax data that may or may not be important factors in neighborhood change.

Specifically, the 3 variables of change you will see are below (but can potentially be expanded if there is interest among neighbors & time / capacity for all involved for this project to continue):

  • a) property values;
  • b) median income; &
  • c) racial / ethnic demographics.

How have these 3 neighborhoods changed in Concord, NC from 2009 - 2021?

What neighborhoods were chosen? The 3 neighborhoods chosen were the following:

  • 1) High: Near the Hidden Pond & Hunton Forest neighborhoods & contains the highest residential property value in the city, as of 2021.
  • 2) Low: In the Logan neighborhood & contains the lowest residential property value in the city, as of 2021.
  • 3) Home: In the Gibson Village neighborhood where Brendan lives.

Why these neighborhoods? The 3 neighborhoods are based on circles that are a mile across, with a center point in each. These neighborhoods were chosen based on having either the highest 2021 assessed property value in the city within them (“High”), the lowest 2021 assessed property value (“Low”), or the home that Brendan rents (“Home”).
